Greg Payne brings a background in consulting, business performance improvement, and process redesign across a range of complex and highly regulated industries, including pharmaceuticals, healthcare, oil and gas, and construction.

Throughout his consulting career, Greg worked with organizations to improve performance, redesign processes, and identify more efficient ways of working. This experience shaped his belief that many of the challenges facing modern industries can be addressed by rethinking the way systems are designed from the outset.

It was this approach that led Greg to found Moduulize and develop the Moduulize concept: applying the principles of process optimization, modular design, standardized manufacturing, and scalable infrastructure to the way buildings and specialist facilities are created and delivered.

The Moduulize concept introduces a different way of thinking about modular construction. Rather than starting with a building and adapting it to a particular use, the process starts by understanding the operation itself: how people will use the space, how processes flow, what the building needs to achieve, and how it may need to expand or adapt in the future.

The result is a purpose-designed modular solution in which the building, its systems, and the operation are considered together from the outset. Standardization and off-site manufacturing can then provide greater control over quality, cost, and delivery while allowing successful solutions to be replicated and scaled.

From this concept, Greg created two specialist brands, each applying the Moduulize philosophy to a very different market.

Box4Grow applies the concept to controlled-environment agriculture, providing scalable modular growing solutions ranging from turnkey container-based systems to large commercial cultivation facilities.

Box2Live applies the concept to modular housing, with a particular focus on rapidly deployable homes for disaster relief, humanitarian response, displacement, and other situations where safe, dignified housing is needed quickly and at scale.

Together, Box4Grow and Box2Live demonstrate the broader Moduulize vision: a common modular methodology applied through specialist brands to solve very different real-world challenges.
